Here at GNB, we know how important it is to keep your clients and employees safe during this difficult time, but, while you might not be able to run your business as usual, that doesn’t mean you have to put everything on hold.

What is a virtual walkthrough?

A virtual walkthrough is a complete virtual rendering of a property. You’ll be able to view the entire space in 3D, including; going from room to room, through hallways, up and down stairs and any outdoor spaces. You and your clients will be able to view this on any digital device, through all browsers available on your website; Zoopla, Rightmove, On the Market and Prime Location.

What do I have to do?

Using a 360 camera, you’ll capture 3D images of any property you want; working with the vendor or landlord to prepare the property as you would for any other viewing. It takes about an hour for the cameras to photograph each room; during which time we advise that no pets or guests present and valuables and clutter are kept to a minimum. Using these 3D images you are then able to create a virtual rendering of the property; allowing you and your clients to view it online.

How are online viewings useful?

Viewings are crucial to selling or renting properties; RA.V technology enables you to continue to host viewings regardless of lockdown restrictions. Today’s current climate makes hosting viewings more difficult but, outside of lockdown restrictions, online viewings can also open your properties up to a larger audience.

These virtual viewings can be seen wherever and whenever by whoever is interested. There’s no need to travel and prospective buyers can go through dozens of properties in a few hours, rather than spend days visiting them; perfect for someone who just wants to have a quick look or has a busy schedule.These virtual viewings can be seen wherever and whenever by whoever is interested. What do we need you to do?

All you have to do is to work with the vendor or landlord to prepare the property as you would for any other physical viewing. We also advise that pets and guests are not present whilst you capture the images and that valuables and clutter are kept to a minimum. The cameras will take a 360° scan of each room and this usually takes about an hour to complete.

What is the end product?

The end product is a 3D walkthrough of your property, allowing potential buyers or tenants to enter rooms, go up and down the stairs and visit any outside spaces that your clients have.

The virtual viewing will be accessible via all browsers on your website, Zoopla, Rightmove, On the Market and Prime Location. It can be accessed on any digital device - smart phone, laptop, tablets etc.

Can I also use the technology to do virtual valuations?

The virtual valuation is where you send a link for your vendor or landlord to connect with you on a two way camera, allowing them to walk you around their property. Using google maps and streetview, plus various other data sources, you will then be able to give a professional opinion as to the value of your property. You will then discuss your marketing proposition with your prospective client and then follow that up with a copy of your presentation and brochure for them to review.

Should they wish to market their property with you in this way, you then discuss with them exactly how we go about recording the remote walk through.
